INVESTOR ADVANTAGE:
When evaluating a private real estate offering, the sponsor’s experience, know-how, relationships, and track record are top considerations. CIG is one of the few sponsors that manages all aspects of the coconut farm development continuum, which translates into more value and higher returns for investors.
Farm Selection & Entity Creation:
CIG select less than 5% of the parcels we review, ensuring each offering is of the highest quality. Each farm and its legal title are placed into a unique entity (usually a Costa Rica LLC). The unique entity establishes a real estate contract with the landowner to purchase the property at a fair price and is provided time to complete due diligence and legal work. The typical time period for this is 30-90 days.
Investment :
You purchase shares in the entity that owns a unique farm. Each entity is divided into shares equivalent to a percentage of investment at a minimum of $50K+. Your ownership represents the equivalent percentage of your investment vs. the cost of the property. An investor may fund the entire project or portions. CIG HAS A LETTER OF INTENT TO PURCHASE ALL CURRENT AND FUTURE CROPS FROM OUR INVESTORS FARMS. CIG is seeking investors for coconut deriative processing plant.
Farm Management :
CIG handles all aspects of administration and property management, from seedlings to planting, accounting to working with distributors and exporters. We work closely with our farmers and external managers to help with best practices, technological improvements, and sustainability. Our goal is to improve our farmers’ lives and ease of doing business in every way possible. The unique entity funds the cost of planting and annual maintenance as CIG manages the farm, production, maintenance, and sales of crops. The return on crop sales is kept in a unique bank account held by the entity to reserve against any taxes owed or potential improvements until payout in December.
CIG charges a farm management fee of 5% share of the unique LLC entity. CIG has a vested interest in the LLC entity to ensure that your investment is profitable. If you don’t get an ROI we don’t either.
